Rules exist to protect the interests of all owners and residents in our Condominium.
The official rules are as written in the documents governing the Condominium Corporation, in particular the Declaration and Rules and Regulations. All owners and residents should familiarize themselves with these documents.
Some specific rules that everyone should pay close attention to include:
- Right to Quiet Enjoyment - Condominium Rules and Regulations clearly provide owners the right to quiet enjoyment of their unit, and put the burden on the individual making noise to ensure they do not disturb their neighbours. City Bylaws restrict activities that may disturb the peace and comfort of others to 11 pm and 7 am on weekdays, between 11 pm and 9 am on Saturdays, and between 12 am and 12 pm on Sundays.Please report any noise bylaw infractions to the City, as well as to our Property Manager.
- Smoking is not permitted anywhere on the premises including within your unit or balcony as per the No Smoking Rule.
- Balconies - For appearances and safety reasons, only seasonal furniture is permitted on balconies. For safety and to avoid deterioration of the concrete pad, no artificial grass, tiles or other coverings shall be used. For the safety of those below, you must ensure that no items can fall or be dropped from your balcony.
- Window Coverings - To keep the building looking tidy and attractive, the condo rules(link) requires that any window coverings you install be proper blinds or curtains, and that their outward side must be white in colour.
- Common Elements - You are not permitted to modify any common elements of the Condominium. If you have any concerns with the common elements, please contact Management. It is important that you take the time to familiarize yourself with which things are common elements, as these include unit entry doors, windows and window frames, and other things that those new to Condominium living may assume are part of the unit they own.
