In a multi-unit residential complex such as ours, a water leak originating in one unit can quickly spread and cause extensive damage to other units in the building. In addition to the damage and disruption, depending on the cause, you may be held responsible for damage(link to insurance). As a result, it is important to ensure you have adequate insurance, perform proper maintenance, and take prompt and appropriate action if a plumbing issue should still occur.
Disposing of following items in sinks /toilets can cause blockages and back-ups: both in your unit and/or, in the condo building stacks (of pipes):
- Do not pour grease, coffee grounds in sinks
- Do not flush dental floss or flush-able wipes in toilets
- Do not use Draino, Liquid Plumber or similar products
Preventing Leaks
- Dishwashers and washing machines should not be left to run unattended
- Do not leave any tap, such as that of a bath, running unattended for any reason.
- Replace washer hoses on a regular basis, at the interval recommended by the manufacturer, typically every 3-5 years.
- Shut off the main water supply valves if you will be leaving your unit for an extended period of time.
- If you detect a small leak, have it repaired before it develops into a major catastrophe.
If a Leak Occurs
- Immediately contact building staff to notify them of the leak, regardless of the apparent severity. Prompt action can help curb the spread of the leak.
- Using the water shut-off valves in your unit as necessary, stop the flow of water.
- If possible, use towels or blankets to absorb as much of the leaked water, to prevent it from spreading to other areas or units.
For the kitchen sink:
- Try this simple but effective solution: Fill the sink full of very hot, soapy water and allow it to drain. If you have a double sink, try this in both. Repeat if the water doesn't move quickly. Another option is a solution of hot water, baking soda, and vinegar.
- A plunger is another good option. Put in the plug and fill your sink about half way with hot water. Remove the plug and put the plunger over the drain at the same time. Work the plunger up and down to push the obstruction down the pipe. If you have a double sink, you will need to keep the sink that you are not working on stopped with its own plug.
- When successive treatments in your kitchen sink don't work, please contact the property manager.
Reminder:
The plumbing within your unit is the owner’s responsibility to maintain. The main stack is the responsibility of the corporation. (Do we want to include?)
